Strata Manager
Nicholas Yang brings a rare combination of technical expertise and client-focused strata management to his role at Waratah Strata Management, drawing on over 12 years in real estate, more than five years dedicated to strata and community management, and a professional background spanning 17 years in multinational engineering companies.
Holding a Master's degree in Mechatronics and a Bachelor's degree in Mechanical Engineering, Nicholas approaches strata management with an analytical precision that sets him apart. His engineering mindset informs every aspect of his work, from scheme maintenance and statutory compliance to major works oversight and cost-effective operational planning, giving his clients a level of technical rigour rarely found in the industry.
Prior to joining Waratah Strata Management in February 2026, Nicholas served as a Strata Manager at both Beaumont Strata and Len Robinson Strata, where he built a strong track record across residential, commercial, industrial, community and neighbourhood association schemes throughout Greater Sydney. His key areas of expertise include statutory compliance across fire safety, lifts, insurance and pools, major works and repairs, complex dispute resolution, insurance claim and renewal management, and scheme governance.
Among his notable achievements, Nicholas successfully assisted approximately 80% of affected schemes at Beaumont Strata to transition away from premium-funded insurance arrangements, delivering meaningful cost reductions for owners corporations. Beyond his professional work, he is an active volunteer board member and former Chairperson of youth charity RuffTRACK, having helped secure over $1 million in funding and overseen significant recovery projects.
Known for being meticulous, reliable and thorough, Nicholas builds transparent and collaborative relationships with the owners corporations and committees he works with, providing clear, practical guidance on even the most complex strata matters.
Outside of work, Nicholas is passionate about volunteering with youth-at-risk charities, enjoys outdoor activities, and values time spent with family and friends.
